Preparing your home for the GTA market takes more than a quick cleanup. The homes that sell fastest — and for the most money — in Toronto, Richmond Hill, and York Region are the ones where the seller invested time in preparation before the listing went live. Here’s your checklist.

4-6 Weeks Before Listing

  • Declutter ruthlessly. Remove personal photos, excess furniture, and anything that makes rooms feel smaller. Rent a storage unit if needed — it’s worth the cost.
  • Deep clean everything. Hire professional cleaners for the entire home, including windows, carpets, and grout. Buyers notice dirt, even subconsciously.
  • Handle minor repairs. Fix leaky faucets, squeaky doors, cracked tiles, and scuffed paint. These small issues signal deferred maintenance to buyers.
  • Get a pre-listing inspection. Increasingly common in the GTA — a pre-listing inspection lets you address issues on your terms instead of scrambling during negotiations.

2-3 Weeks Before Listing

  • Paint neutral colours. If your walls are bold or dated, a fresh coat of neutral paint is the highest-ROI improvement you can make.
  • Address curb appeal. Trim hedges, clean the driveway, power-wash the front porch, and make sure the entrance looks inviting. First impressions start at the curb.
  • Consider staging. Professional staging helps buyers visualize the space. In the GTA market, staged homes consistently sell faster and for more money than vacant or cluttered ones.

The Week of Listing

  • Professional photography. This is non-negotiable. Over 90% of buyers find homes online first — your photos are your first showing.
  • Remove personal items for showings: family photos, religious items, pet accessories, and personal toiletries.
  • Create a showing routine. Lights on, blinds open, pleasant temperature, no strong smells. Make it easy for buyers to fall in love with the space.

Documents to Have Ready

  • Recent property tax bill
  • Utility costs (12-month average)
  • Survey or reference plan (if available)
  • Records of any major renovations or repairs
  • Mortgage statement (for your own net proceeds calculation)

The more prepared you are before listing day, the smoother the entire process will be. Your agent should guide you through every step — but starting this checklist early puts you in the strongest possible position.

Exterior Preparation

First impressions happen before buyers walk through the door. In the GTA market, curb appeal directly impacts perceived value. Power-wash the driveway and walkways, trim hedges and edges, plant seasonal flowers (or add planters), ensure the front door hardware is clean and functional, and replace any burnt-out exterior lights. In winter, keep snow cleared and paths salted — a buyer slipping on ice starts the showing on the wrong foot.

Interior Deep Clean and Declutter

Every room should feel 30% larger than it currently does. Remove excess furniture, clear countertops to bare minimum, organize closets (buyers will look inside), and deep-clean everything — especially kitchens and bathrooms. Consider renting a storage unit for items you don’t need during the listing period. Professional cleaning costs $300-$500 for a typical GTA home and is worth every dollar.

Repairs That Matter

Fix everything that’s visibly broken: leaky faucets, cracked tiles, scuffed walls, sticky doors, missing caulking. These small items create a cumulative impression of neglect. Buyers will mentally deduct far more than the repair cost. Budget $500-$2,000 for pre-listing repairs — it typically returns 3-5x in perceived value.

Documentation to Prepare

Have these ready before listing: property survey (or most recent one), utility bills for the past 12 months (buyers want to know operating costs), any renovation permits and certificates, warranty documents for recent work (roof, HVAC, windows), property tax bill, and your current mortgage statement (your lawyer will need this). In Ontario, sellers must also complete a Seller Property Information Statement (SPIS) — work with your agent to fill this out accurately.
